Tenant Fees

ARINGTON ARE MEMBERS OF THE PROPERTY OMBUDSMAN (TPO), THE ASSOCIATION OF RESIDENTIAL LETTING AGENTS (ARLA | Propertymark) AND SAFE AGENT.

CLIENT MONEY PROTECTION (CMP) PROVIDED BY ARLA.

Unless stated otherwise the following mandatory charges apply

A referencing fee of £180 (inc. VAT) per tenant or £360 (inc. VAT) per company. A referencing fee will apply to ALL tenants whose name will appear on the tenancy agreement including permitted occupants over the age of 18. This fee covers processing the application, identity, immigration and visa confirmation, referencing either in house or via a referencing agency including financial credit checks, current / previous employers & landlords references and any other relevant information to assess affordability, as well as associated communications and drawing up any associated paperwork.

Where required, a UK guarantor reference is included within the tenant referencing fee, subject to the guarantor’s details being provided on the tenant information sheet at the time of making the offer. If a guarantor reference is requested after acceptance of an offer and commencement of referencing, a guarantor referencing fee will be payable at a rate of £120 (inc. VAT). Additional Guarantor references are £120 (inc. VAT). This fee covers processing the application, identity, immigration and visa confirmation, referencing either in house or via a referencing agency including financial credit checks, current / previous employers and landlords references and any other relevant information to assess affordability, as well as associated communication and drawing up any associated paperwork.

Should an offer be accepted with the allowance of pets, a pet addendum fee is payable prior to the commencement of the tenancy for the amount of £60 (inc. VAT). This fee covers processing the request and drawing up a pet addendum.

An end of tenancy fee may be payable prior to the commencement of the tenancy to cover the cost of the check out and charges levied by Arington for the processing of the return of the security deposit. The end of tenancy fee is based upon the property size and is at the discretion of Arington. The current rates are as follows:

Other information

Unless stated otherwise, the rental figure quoted does NOT include Council tax, water/sewage rates or any other utility services. All utility charges remain the responsibility of the tenants.

In most cases a security deposit of 1.5 times the monthly rental will be required. This may vary, for example if you have pets and is subject to the landlord’s approval. The security deposit will be secured in line with the Governments Deposit Protection Scheme requirements.

All initial monies should be paid by bankers draft, debit / credit card or direct transfer into Arington’s client account. Payments made via credit cards or debit cards drawn on non UK bank accounts will incur a non refundable 3.5% surcharge inclusive of VAT. Any bank charges levied by the sending or receiving bank are the responsibility of the applicant. We regret we are unable to accept cash, American Express cards, Diners Club cards or corporate credit cards.

In order to proceed, Arington will require the following:

  • Signed and completed property cost breakdown.
  • Signed and completed tenant & guarantor information forms.
  • Photo identification, in the form of a valid Passport, driving licence or identify card from all persons to be named on the tenancy agreement.
  • Proof of address in the form of a utility bill, bank / credit card statement, mortgage statement or mobile phone bill, from all persons to be named on the tenancy agreement.
  • Payment of the referencing fees as detailed above. Tenant, company and guarantor referencing fees are non refundable in any event once an offer has been accepted and referencing has commenced.
  • A payment of intent of £250 per tenant. This sum will be credited to your first rent payment, however should you not proceed with the tenancy or are unable to provide satisfactory references; this payment will be forfeit to the landlord.

The acceptance of any offer is at the landlord’s discretion and remains subject to contract and satisfactory references being completed.

If your offer is declined by the landlord, all funds paid will be returned in full (with the exception of any bank charges levied by the sending or receiving bank, being the responsibility of the applicant), subject to the funds having cleared our banking system. Should the landlord choose to pull out at a later date, after accepting your offer and once referencing has commenced the payment of intent will be returned in full, and we will endeavour to reclaim the referencing fees from the landlord. Where there is more than 1 tenant, the lead tenant will be requested to provide bank account details for a single account where all funds will be returned to. It is then the lead tenant’s responsibility to distribute the funds among the remaining tenants.

Only once referencing has been successfully completed and approved by the landlord, Arington will confirm a date for occupancy, along with a check in time and place. You should not make any arrangements to move in unless Arington have confirmed the date and time to you.

The following fees are subjective and may or may not apply

Should any alterations or amendments be required to the legal documentation after its creation, due to you the tenant requesting an alteration / amendment, for example if you request for the commencement date of the tenancy to be amended, a charge of £30 (inc. VAT) may be levied to cover the cost of amending and re printing the documentation.

In the event that a renewal / extension is agreed by the landlord, a charge of £90 (inc. VAT) will be payable by the tenant(s) to cover the cost of Arington drawing up the relevant legal documentation (this cost is the tenants share). If the rent for the tenancy is paid for the term in advance, any renewal / extension will be under the same terms, unless a referencing fee is paid and Arington’s standard referencing process is successfully completed.

If you require a reference from Arington, at any time during or after your tenancy, there will be a minimum fee of £18 (inc. VAT), payable in the form of cleared funds prior to the reference being completed. This fee covers Arington collating requested information and providing a reference.

Additional printed copies of an inventory & schedule of condition and check out report are available upon request at a cost of £18 (inc. VAT)

Should a Check In, Mid Term inspection be booked, for which you fail to attend or you are more than 15 minutes late or you fail to provide at least 48 hours advance written notice to cancel the appointment, you will be liable for any 3rd party costs along with a charge of £30 (inc. VAT) by Arington to cover the cost of re arranging the appointment.

Should a check out appointment be booked, if you are more than 15 minutes late for the appointment where keys are required for access, or you fail to provide at least 48 hours written notice to cancel the appointment or if you fail to provide vacant possession of the property, the appointment may be cancelled for which the tenant(s) will be liable for any 3rd part costs along with a charge of £30 (inc. VAT) by Arington to cover the cost of re arranging the appointment.

Should a standing order not be cancelled by you the tenant at the end of the tenancy, resulting in an overpayment of rent to Arington and the requirement for the overpayment to be refunded, a charge of £18 (inc. VAT) will be levied to cover the cost of refunding the payment.

In the event that you the tenant wish to replace yourself, or another member of your household, part way through a tenancy Arington will charge £300 (inc. VAT) to cover the cost of completing the relevant legal documentation with all tenants and returning the security deposit to the vacating tenant where required. The change of tenant is subject to any replacement tenant successfully completing Arington’s standard referencing process, prior to the change of tenants being allowed to take place.

Should you wish to terminate your tenancy prior to the first date allowed under your tenancy agreement, you will only be allowed to do so with the consent of the landlord. Should the landlord agree to release all tenants from the tenancy, ending the tenancy early, the tenants will be liable for a charge of £360 (inc. VAT) payable to Arington for the costs of completing the relevant legal documentation. The tenants will also be liable to reimburse Arington for the landlord commission payable to Arington for the term from the date of surrender to the end of the fixed term or any exercisable break clause of the tenancy.

A charge of £30 (inc. VAT) will be applied, along with any 3rd party additional costs where items of furniture and/or other items belonging to the landlord are not left in their original positions as recorded on the inventory and schedule of condition. The charge is levied for the repositioning of these items.

A charge of £30 (inc. VAT) will be applied, where items as recorded on the inventory & schedule of condition are missing at the end of the tenancy, along with the cost of the items (including delivery & VAT) that have to be replaced. The charge is levied for Arington’s time in sourcing replacement items.

Subject to the terms and conditions of the tenancy agreement, interest may be chargeable on rent arrears.

Subject to the terms and conditions of the tenancy agreement, letters of breach of contract issued by Arington will be charged at £24 (inc. VAT) payable by the tenant with immediate effect.

Subject to the terms and conditions of the tenancy agreement, should legal action be taken against a tenant(s) by the landlord or his agent for a breach of tenancy the tenant(s) may be liable for the legal costs incurred.
